Housing math in one place

Working out what you can afford in Canada usually means opening four tabs: one calculator for the mortgage payment, another for the stress test, a rule of thumb for rent, and a guess for what you should be putting away. affordit puts the whole question on a single page. You enter your annual income before tax, add a co-applicant if there is one, and read the three numbers that follow from it.

The estimates lean on the rules Canadian lenders actually use: down payment minimums that step up with the purchase price, and a qualifying rate set above the contract rate. Every result carries its assumptions underneath, the rate, the amortization, the share of income it used, so the page explains itself instead of handing down a verdict.

The mortgage payment calculator is live today at affordit.ca, in light and dark themes. The income-driven view, with the rent budget and savings target shown above, is what we're building next.

Features

Three numbers that agree with each other

  • Rent you can carry

A monthly rent budget drawn from your gross income, shown alongside the yearly figure so it lines up with the way a lease is signed.

  • The home price behind it

An estimated purchase price with the minimum down payment, the monthly mortgage payment, and the rate assumptions used to get there.

  • A savings target to match

A suggested monthly amount to set aside, sized against the same income as the housing numbers so the three add up to one plan.

  • Canadian rules, applied

Down payment minimums that step up with the purchase price, and a qualifying rate set above the contract rate, the way lenders test a mortgage.

  • Room for a co-applicant

Add a second income and every figure recalculates for the household, which is how most people actually shop for a place.

  • Adjust and compare

Change the home price, down payment, term, or interest rate, and the monthly payment updates as you move.

Behind the project

Designed and built by Aster Lab

affordit is an Aster Lab product and a working example of how we approach a calculator-shaped web app: deciding which numbers earn their place, making the assumptions legible, and building a responsive, themeable frontend around them. If you have a product that turns messy inputs into an answer someone has to trust, we'd love to hear about it.
